4.3. Stages of Renovation: A Comprehensive Guide

When the contract and budget for construction and renovation works are approved, it’s essential to calculate a preliminary work plan by stages. Even if only minor changes in the interior design of your apartment or country house are needed, a precise work plan is a must.

 

This approach is primarily for time-saving purposes. Secondly, it helps to account for even the smallest details, which may later prove to be very important. Here are some common mistakes in the order of house finishing that lead to regrettable outcomes:

 

  • Plumbing work is conducted during the most intense phase of finishing work, resulting in construction solutions, remnants of plaster, and other debris flowing into the new toilet or, worse, the bathtub. To avoid this, it’s crucial to strictly follow a schedule where plumbing work is done only after wall and ceiling finishes;
  • Electrical work and socket installation should be carried out before wall leveling, not after, to ensure the correct depth for electrical devices;
  • Heating radiators should be installed after finishing work is completed, otherwise, the wall areas behind the radiators will remain unpainted or uncovered;
  • Floor covering should also be laid after wall and ceiling finishes to avoid damage to the new flooring. These are just a few of the distressing consequences of not adhering to the construction work schedule. Now, let’s discuss the correct sequence of these stages.

 

Preliminary Stage of Renovation

 

In this stage, the contractor removes old floor coverings, wall and ceiling finishes. Old, unnecessary partitions are demolished, outdated doors are removed, and old plumbing fixtures are taken out. This can take from several days to two weeks, depending on the size of the premises.

Next, work begins on constructing new partitions if required by the design project, lasting about three weeks, and old electrical wiring is removed.

Engineering communications are dismantled if necessary, and old windows are replaced. This also takes about two weeks. After completing these tasks, accumulated construction debris is removed.

 

Rough Finishing Stage of the Premises

 

This stage involves leveling the floor surface – either “wet” or “floating” screed, and waterproofing the floor in the bathroom, kitchen, and toilet.

Wall and ceiling leveling is carried out, which may take up to five weeks.

Electrical work starts, including wall chasing, laying new wires and cables, and preliminary installation of electrical devices.

After this, walls and ceilings are primed, plastered, and puttied. Plastering of window and door slopes is also done. These rough works last about a month.

After their completion, the installation of the “warm floor” system is carried out, if included in the project. And the electrical communication layout is finalized.

 

Clean Finishing Stage

 

This stage includes painting walls and ceilings, wallpapering, and laying tiles, which can take about 1.5 months.

Next, the installation of plumbing fixtures and heating systems begins. Flooring such as parquet, laminate, or ceramic tiles is laid. This takes about 3 to 5 weeks.

After these tasks, doors are installed, and kitchen furniture and appliances are mounted.

 

Final Stage

 

Finally, sockets and switches, light fixtures, and various meters are installed.

The installation of air conditioning is completed, then skirting boards and window cornices are installed.

Internet and TV connections are set up.

A thorough cleaning is done. Then, the remaining furniture and accessories are placed in the rooms, and storage systems are arranged. For those interested, the installation of a security system, video cameras, and alarms is recommended, but it’s best to contact a specialized company for this.
